Nordic Valley is a small ski area nestled in the Wasatch Mountains of northern Utah. Or at least it is for now. A recently proposed expansion for the resort could drastically expand its size – and local residents are concerned.
According to the Desert News, Clyde Capital Group is exploring possibly investing $500 million to $1.4 billion in the 58-year-old ski area. The resulting village at the base of the ski hill would include 56,000 square feet of commercial building space, 428 condo units, 159 chalets, 230 hotel rooms and 50 units of employee housing. The project could start as early as 2027.
However, Clyde Capital Group senior director of project strategy Robert Behunin told Fox 13 that the massive proposal was just that – a proposal. Instead, he says that the expansion will be the same plan that was approved by the Weber County Commission in 2024, in accordance with the 2016 general plan. “It was very much a commission study to see what would happen,” he explained. “And I can say without a doubt, our plan is still our plan, one that we all approved together.”
The previously approved plan he referred to was a much more modest expansion, that Behunin said would involve “continuing to improve the skiable area, (with) obviously some light commercial and retail.” he added that “we’re going to have a community plaza that will be the centerpiece that actually ties in with Liberty Park.”
The expansion still has some Utah residents spooked – whether it’s the larger proposal or the currently approved plan. “During ski season and every time they have an event up there, I’m not going to be able to get out of my driveway,” Ogden Valley resident Richard Webb, told Fox 13. “We’re going to have traffic problems, we’re going to have density all over the place, and people move here because they like the way the place looks.”
